LEGAL ADVICE · MURCIA

Settle in Murcia with everything in order

While you stay in one of our apartments, a lawyer guides you through the paperwork: residence, studies, work or buying your home.

[ Who I am ]

María Berlamar, lawyer

I'm María Berlamar, a lawyer, and together with my family I run the Luxury Rentals Murcia apartments. I have practised law since 2012 across different areas, which lets me guide you through everything involved in settling here: residence, contracts and, if you buy, your home. I work in Spanish and English.

Moving to a new city has two parts: where to live and what paperwork you need. Our apartments in the historic centre take care of the first. I take care of the second, from start to finish.

[ How I can help ]

Four situations, the same support

  • Moving to Murcia

For people settling here from another country: remote professionals, retirees and families.

    • We choose the residence route that fits your case: non-lucrative residence, international teleworking (digital nomads), family member of an EU citizen, family reunification and others.
    • If you are an EU citizen, your registration certificate and your NIE.
    • NIE and TIE, appointments, registering with the town hall (empadronamiento) and the rest of the arrival paperwork.
    • Before you sign the lease on your permanent home, I review the contract with you.
  • Coming to study

For people coming to study in Murcia, from another country or another Spanish city, and for their families.

    • Stay for studies: visa or authorisation, NIE, TIE and extensions.
    • Whether you can work while you study, and on what terms.
    • EU students: registration, if you are staying more than three months.
    • Fixed-term (seasonal) rental contracts: what you sign, the deposit and how to get it back.
  • Buying a home

For people buying to live in or to invest, from Spain or from abroad.

    • Before you buy: Land Registry extract, charges, debts with the owners' association, planning status and whether the property can be rented out the way you want.
    • Deposit contract (arras), signing before a notary and registration at the Land Registry. Before you commit, I explain the taxes on the purchase.
    • If you buy from abroad: NIE and powers of attorney, so you don't need to travel for every signature.
    • If you plan to rent it out: licences, registrations and contracts. We do this with our own apartments and know the process first-hand.

Good to know: Since 3 April 2025, buying a home no longer gives you the right to residence (the so-called golden visa). And using a flat as a tourist rental requires the express approval of the owners' association.

  • Relocating for work

For professionals coming to Murcia for a job or a project, and for the companies relocating them.

    • Residence and work permits: employees, highly qualified professionals, intra-company transfers and others.
    • The arrival paperwork for you and your family.
    • The rental contract while you settle in and the one for your permanent home.
    • For companies: we coordinate accommodation and paperwork for the people you relocate.

[ How I work ]

Clear from the first message

  1. Write to me

By WhatsApp or email, in Spanish or English, and we set up the first consultation.

  2. We look at your case

In the first consultation I tell you what you need, which documents are required and how long it usually takes. It costs €121 (€100 plus VAT).

  3. You get a written quote

You receive the engagement letter, setting out what I will do and what it costs. If you instruct me, the consultation fee is deducted.

  4. I handle the paperwork

I prepare and file the documents and keep you updated until the end.

Shall we talk about your case?

Write to me and I'll get back to you as soon as I can.
